Some properties are defined by what they are. Others are defined by what they could become. At 81 Daniels Road, Balhannah, you have the rare opportunity to embrace both.

Spanning approximately 36.04 hectares (89 acres) of magnificent Adelaide Hills countryside, this remarkable holding combines an established vineyard, valuable water infrastructure and breathtaking elevated views with the freedom to imagine an entirely new future.

Held by the current owners since 1996, this is a property that has been developed and nurtured over approximately three decades. Today, it presents its next custodian with an exciting choice - continue the vineyard and build upon what has already been established, retain the vines as the centrepiece of an incredible country estate, or explore the opportunity to start afresh and create the rural lifestyle you have always dreamed of.

Approximately 26.57 hectares are currently planted to vineyard, comprising around 71,226 vines across eight blocks, with established Pinot Noir, Sauvignon Blanc and Shiraz plantings. With vines dating back to 1996, VSP trellising and established drip irrigation, much of the groundwork has already been completed for those wishing to continue the property's viticultural story within the renowned Adelaide Hills wine region.

Yet, as impressive as the vineyard is, perhaps the property's greatest attraction is the land itself.

Rolling and undulating across the countryside, the higher reaches of the property reveal spectacular rural views, creating an extraordinary sense of space, privacy and tranquillity. It is the type of setting that immediately inspires you to think about what could be created here.

Imagine a beautiful country residence positioned to take full advantage of the elevation and outlook, with the Adelaide Hills unfolding around you. Picture established vines forming the backdrop to your home, expansive gardens, additional shedding and room to pursue the rural lifestyle you have always wanted. Alternatively, take the property in an entirely new direction and explore the possibilities that come with having approximately 89 acres at your disposal.

Supporting the property is an important rural asset - water. Water Licence No. 113422 provides a 46.91ML bore allocation, complemented by bore and dam water sources. The vineyard is serviced by established 4L/hour drip irrigation, water meters are installed, and the existing water system is described by the owners as very reliable.

Practical infrastructure is also already in place, including a substantial 15m x 9m machinery shed, chemical storage, large water storage tanks, internal gravel roads and power servicing the bore pumps and shed.

For the viticulturist, 81 Daniels Road presents an established vineyard with significant infrastructure and water already in place.

For the lifestyle purchaser, it represents something entirely different - 89 acres of beautiful Adelaide Hills countryside upon which to create an extraordinary rural escape.

And for the visionary, it offers the rarest commodity of all: possibility.

Properties offering this combination of scale, breathtaking scenery, established infrastructure, water and future potential are becoming increasingly difficult to find, particularly in a location such as Balhannah.

After approximately three decades in the same ownership, the opportunity has arrived for someone new to write the next chapter.
