Perfectly positioned in one of the best locations for small acreage in and around Stirling, this historic property is truly a rarity.

23 Heathfield Road is one of the last remaining examples of the early subsistence style farm-lets that dotted the area during the years between & during the major wars (1915 1950).

This 3 acre farm was productive in an era when food was less abundant. It helped stock the family pantry and provided a small income for its owners through the sale of milk, eggs and fresh vegetables.

Hidden down a long drive, behind a veil of mature trees, the home has been held by the same family since 1963. The cottage remains almost unchanged, aside from natural aging, since the day it was built. Constructed with a pressed-tin replica stone facade and galvanised iron external walls over a timber frame it is now needing full restoration. Internally the "lath & plaster" walls and ceilings are intact, as are the pine floor-boards.

The original architectural fittings and joinery remain in place. The bathroom was "modernised" in the 1960's. It is currently home to a resident care-taker. The lifestyle is simple but it all works.

Most of the original iron outbuildings remain. These include stables & tack-room, animal shelters, dairy & dairy cellar, poultry runs, hay and fodder sheds as well as the old garage & workshop.

The land is stunning being almost flat and level. It is largely open grazing yet is attractively dotted with a range of mature trees. Various holding paddocks are well fenced with water for resident stock. Over the years it has been home to a variety of farm animals including milking cows, horses, sheep, alpacas, hens, geese, "chooks" and of course domestic pets.

The future of this property will most likely include a combination (or merging) of the old with new. Its potential is unlimited. The key elements here being its location, the land, and of course, its history and patina.

Let your imagination loose!

To be AUCTIONED on the property: Saturday March 22nd at 4.00 pm.
